Debunking Myths About Selling Your Home You Probably Still Believe

When selling your home, especially for the first time, you might not know where to start or who to ask.  Of course, we have family, friends, and co-workers that we can turn to but even the best information can be second hand and not quite “true”.  So, when it comes time to list your home, you’ll need to separate fact from fiction.

We’ve compiled a few real estate myths about selling your home and gathered the facts so you can be confident and on track to selling your property.

 

Myth #1: A home’s exterior isn’t as important as the interior

Truth: Home buyers will usually make an initial judgment of a home-based simply on its exterior. Therefore, curb appeal is very important.

“A lot of buyers search online or drive by properties before they even enlist my services,” says Bic DeCaro, a real estate agent at Westgate Realty Group in Falls Church, VA. “If the yard is cluttered or the driveway is all broken up, there’s a chance they won’t ever enter the house — they’ll just keep driving.”

The good news is that it doesn’t cost a bundle to improve your home’s exterior. Start by cutting the grass, trimming the hedges and clearing away any clutter. Then, for less than $50, you could put up new house numbers, paint the front door, plant some flowers or install a new, more stylish porch light. 

 

Myth #2: You can do it solo

Truth: The truth is you can but you are in for a world of headaches and stress.  Just to begin, ask yourself these questions:

Do I know the value of my home in today’s market?

Am I ready to work with a buyer’s agent?

Will I take charge of sales and marketing responsibilities?

Can I bear the criticism of my home?

Am I willing to screen potential buyers?

Am I able to take endless calls and meet potential buyers at any given point to ensure the sale of my home?

Also on a side note, large renovations are unlikely to add tremendous value, or simply break even, with the sale of your home.
